	Plan Packages: Each set of construction documents includes detailed, dimensioned floor plans, basic electric layouts, structural information, cross sections, roof plans, cabinet layouts and elevations, as well as general specifications. They contain virtually all of the information required to construct your home.

	If you wish to change the actual working drawings, you should order the reproducible plan. It is both changeable and printable. The reproducible plan will come with a license granting the purchaser the right to have the plan modified by whomever they wish and print up to 10 copies of the plan.



	$654.00	PDF Electronic files
	PDF files are an electronic version of the plan that can be used to make prints. The files can be sent via email usually the same day the order is placed. There is no shipping cost when the order is sent via email. The purchaser may print an unlimited number of copies but the license is good for building only one home. A multi-use license is available for a small additional fee if the purchaser wants to build more than one home. The purchaser is required to sign a license and provide the construction location.

	Plan Foundations



	$0.00	Crawl Space Foundation
	This plan is designed on a Crawl Space Foundation - an above ground foundation consisting of an exterior masonry curtain wall, interior beam supports and wood floor joist. This type of foundation raises the floor level of the house several feet above the existing grade. The advantages of a crawl space foundation are it is more energy efficient and it does not require a level building site.



	$50.00	Alternate Concrete Slab Foundation
	An alternate Monolithic concrete slab foundation is available for this plan. This type foundation requires a level building pad. The foundation consist of a 4" thick, reinforced, poured in place concrete floor with interior footings under support walls.



	$300.00	Custom Foundation Design
	If we do not offer the foundation option you want, we will custom design a foundation of your choice. A representive will call you to discuss your foundation needs. Some restrictions apply.



	Plan Options



	$275.00	ENERGY STAR Plan Package
	In addition to the construction plans, with this package you will receive detailed drawings, wall and roof insulation and glazing specifications and information on cooling calculations for your specific area plus information on getting your home built and certified to ENERGY STAR standards. You must purchase construction plans as well from the list above. This package is not exchangeable or refundable under any circumstances. Allow one week for completion of your customized package.

	Full reverse or right reading reverse plans are available for this design - Full Reverse plans are flipped 180 degrees to the plan illustration shown on the web site. Unlike mirror reverse plans, the lettering and dimensions are right reading.

	The image is reversed 180 degrees in a mirror reverse plan; however, the lettering and dimensions will also be reversed. If you select the mirror reverse option, you will receive 2 sets of your total order in mirror reverse. The mirror reverse sets will assist your contractor to lay out the foundation and framing in reverse. The remaining sets of your order will not be mirror reversed. Your lender and permit department will not accept mirror reverse plans.
